Basically, these tenants have been a real pain to deal with and have been slow to respond to communication. 

Email communications have shown that the tenant believes she can simply leave without any consequence.

You can't evict or serve them notice and will just have to wait.In this case, I recommend you communicate with the tenant and verify if they intend to leave.

They are looking out for themselves, period.Any time you try to communicate with your tenant and require a response, you should include a deadline.

I would make sure to communicate to the seller that the time to close will very likely be longer than usual given the circumstances.
