I added value by converting the walk in attic to a bonus room and a storage room in the attached garage I converted to a mud and laundry room.

I have an old gas station that has LUSTS or Leaking Underground Storage Tanks, the State is aware of it, it's been extensively tested for a few years now, the damage is done. 

I assume more realtors get into rentals when the market is tanked and deals are too good to pass up. 2008 would be a prime example - I'm sure some realtors can confirm or deny my thought.

Since it is zoned duplex, it would be easiest to use that space for storage.

Fix it up and rent it, use it as storage, or tear it down

I have Apartments, Mini Storage, Hotel, Sr.

I feel like if I left it as is people would want to have a wall put up to turn it into either an office, or bedroom, or storage room, etc.

Keep a box or two in storage and if you have any damage it is super easy to replace the plank(s) that are damaged.

There is one master bedroom and two very small bedrooms with little storage space.
