Raise rent payment or boot

Hey everyone!

   First time posting here, I would like to provide some background before I ask for advice:

My current roommate (CJ) and I each rented a room in a house apart of a complex in 2015. We were the most financially responsible roommates out of around 6-7 that lived in the complex. This was a beach house in Florida, and the rent was only 400 a month (plus utilities). Despite the deal being so great, CJ and I were the only ones who were consistently paying rent on time. 

    In 2016 we got hit by a bad hurricane, and the house was destroyed. All of the tenants from the complex were searching for new places to live. Since CJ and I both had good jobs and could pay our bills on time, we decided to go together on a 2B2B condo at the beach. The price of the condo monthly was 1250 (plus utilizes). We split it right down the middle and everything worked out great for 1.5 years. It was more expensive, and the hurricane drove up the prices of rent in the area drastically, but we were able to make it work fine. we also always worked opposite schedules, so we never really saw each other at the house, unless it was after 9 PM or so. 

Fast forward to March 2018, I decided to buy my first house. It is a pretty small 3b1b. There is one master bedroom and two very small bedrooms with little storage space. 

I told CJ and my landlord that I was buying my house, and they were both excited for me. 

I gave them gave CJ three options

1. find a new roommate for condo 

2. Move somewhere else 

3. Move into my small house  with my girlfriend and I and bare with me while I make it nice and fix it up. 

Since my mortgage payment was 798, I told CJ he could have the two small rooms for 400 a month cash( without letting him know how much my mortgage payment is) .. I know it’s cheap but the house is smaller, he no longer gets his own bathroom, and at the time the other two bedrooms had no doors.

OK so now that that is out of the way.. everything went smoothly in my small house. I made repairs, got him his doors on his bedroom, made the house nice and cozy. 

Around the time we moved into my new house, CJ had a career change that made his work schedule more similar to my schedule. For the next few months he is still dating a girl that he has been seeing since we lived in the condo. she would be over maybe 1 day a week, and they would never bother me .

Now here we are in 2019, he is dating a new girl who is over every single day, and they have both taken over the living room and the majority of the house. This girl does not clean or cook or pay any utilies( no toilet paper, shampoo etc.) On top of that I have noticed CJ takes three showers a day, and sometimes his girl uses the shower twice. 

I know this might  sound petty was starting to feel very crammed in my own house..  Already was about to have a talk with them about either;  raising rent; them paying more utilizes; or just moving out and getting their own place together. 

 Right when I’m really starting to get sick of seeing this girl every single day, I get notified that my escrow payment is going up $300 a month until my escrow shortage of around 1,300 is paid off. That was the tipping point for me. 

March 8 will be one year since I closed on my loan.

April 1st will be one year since I started collecting rent from CJ.

I am thinking I need to raise the rent in April, but would like some advice on how to do this in a civil and effective manner. We have been great roommates for years, I just feel that him switching his schedules, and 2 girls and 2 guys in a 3b1b is INSANE and cramped !!
