I know insurance has its place, but i feel more comfortable having a LLC as protection, especially if I’m building to 100 units. 

You can also list those rentals in the MLS with a realtor and probably find quite a lot of traction, as there are many home buyers who sold their home and need a short term place to stay (1-6 months typically) until their new home build is completed and utilize their realtors to help them find something. 

You can also build your buyers list from there as well.

REITS that own shopping malls or sky-scraper office buildings are effectively the walking dead and many will not survive.

Hi- Does anyone here have any experience in buying a project based Section 8 building, we are in middle of some negotiations. 

(A) creating a complete system from 0, to source these potentials, build the websites, pay the PPC fee's, maybe some billboards, maybe some radio and tv spots, maybe pay a marketing team, then a coach to figure out how to do all the things, or burn $$$$ for a few years to sort it all out.---- OR ----(B) Network with the REALTORS who already have done ALL that in (A), and have gotten dang-good at it, so good that they are weekly/daily sourcing potentials.
