Typically you get more rental income per dollar spent (at least in my market), plus you would gain some efficiency with multiple units in a single location.

Hi all,I wanted to know what you typically pay per acre when purchasing raw land whether it's 10, 20, 50, 100, 300 acres etc. 

Secondary market meaning fixed rate financing for the full term of the loan vs someone like myself who owns substantially more than 10 props I have to seek commercial funding which is not as stable - typically 5 year balloons.

If they want a premium then they typically will have to wait for a long time under contract so I can get everything approved and have an executed lease with a tenant in hand.I have to know I can get premium rents to be able to afford the land.

This neighborhood typically has government assistance w/ rent.  

I know that you typically cannot do this because of classification issues (real estate for an entity interest) but is there a back door way to accomplish this type of strategy?

For investment properties it is typically 75% LTV. 

Yea REO’s having utilities off is pretty typical in my market and it is such a pain.

@Brian Henry, because you're not getting a discount from the "estimated" market value, or "typical" cap rate, you're aware that it's not a "deal", except (perhaps) the terms!

Is 3% commission a typical percentage to offer agents or is it typically higher for wholesale deals ?
