Secondary market meaning fixed rate financing for the full term of the loan vs someone like myself who owns substantially more than 10 props I have to seek commercial funding which is not as stable - typically 5 year balloons.

If they want a premium then they typically will have to wait for a long time under contract so I can get everything approved and have an executed lease with a tenant in hand.I have to know I can get premium rents to be able to afford the land.

@Brian Henry, because you're not getting a discount from the "estimated" market value, or "typical" cap rate, you're aware that it's not a "deal", except (perhaps) the terms!
