When you get a new tenant you will learn quickly whether you need to run them through puppy training school or that they have already been well trained by their previous landlords.

Not as good as 28-31% (my sweet spot), but has demonstrated they can pay that amount, if I am reading it right.  

A puppy, snake, kangaroo or gorilla can be an assistance animal.
