My Pet policy (first draft)
PETS
The current lease does not include pets however, if desired, the lease can be amended to include 2 small pets. We realize that many families like / desire pets however, all pets do impose a significant amount of wear / tear / and sometimes permanent damage and odors to our properties that can be difficult / costly to remediate
Pet/Animal policy:
- 1.There will be a $400 non-refundable yearly fee for up to 2(two) small pets (e.g., the yearly Pet fee is $400 for either 1 or 2 small pets). This fee would be applicable to dogs and cats or any other animal that makes its way around any area of the home. The fee could be reduced by ½ ($200) and applicable only once for animals isolated to cages/bowls, etc). Fish/birds/reptiles/hamsters/guinea pigs often co-habitat together and would be considered a single pet only (e.g., an aquarium with a dozen fish and a pair of guinea pigs would be considered 2(two) pets.
- 2.An additional monthly $35 charge for each pet , irrespective of the type(e.g., $35/month for 1 pet, $70/month for 2 pets).
- 3.No aggressive breeds. This can include but not limited to
- Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilersj, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, andWolf-hybrids
- 4.We would prefer no puppies or dogs less than 1 year of age due to “accidents” but do understand that at some point, this may be desired. Please notify us prior to considering any puppies. All damage/stains/odors would be the responsibility of the tenant to correct/remediate/repair.
- 5.Damages / remediation efforts arising from pets in the home would come from the original deposit and not the Annual Pet Fee or the additional monthly charge.

What's missing? Demonstration that the tenant is a responsible pet owner and requirements to make sure the animals are well cared for!
Aspects of "Responsible Pet Ownership" are promoted by these respected organizations and many others. Google it. Borrow ideas from the pros, incorporate them into your rental agreement's pet policy, and you will be less likely to have trouble with the pets or their owners.
