Looking for some advice on time usage and how to manage your "today investors" with your "tomorrow investors" all while servicing your "right now contracts".

A couple caveats - 1) they will charge 25%-40% for the service and 2) Stuff will generally be worth much less than our parents paid for it.

A oilfield service co I used to work for used powdered Tied and a pressure washer every six months on the shop floor.

I do not charge for this service.  

That said here are the two calculations:CCR = Annual Pre-Tax Cash Flow  /  Actual Cash Invested x 100%Annual Pre-Tax Cash Flow = Gross Scheduled Rent + Other Income  - Vacancy - Operating Expenses - Annual Debt Service I’m sure you  have seen these before.  

This year when I have new tenants, I'll have to pay for the service if the prospective renters are out of town again.

Though I'd call their customer service to verify.Also make sure to do your title and tax work!
