The borrower had plenty of cash but he had a foreclosure purchase a few days before Thanksgiving and he also purchased a property at auction last week.

I currently have a HELOC with plenty more equity to tap into, but they won't increase the limit at this time.

It looks promising - not a lot in Tacoma, WA but plenty in Seattle and in California.

If they give plenty of notice and leave the place clean I'd just let them go.

@Ryan Watson, I agree with @Robert Leonard , you should deferentially educate yourself before investing using your retirement funds, there is plenty of info here on BP forum as well as out-there on the web.

You will still have plenty of equity in it and you can sell later if you see a better place to use the money.

Dont get too frustrated, there are plenty of homes out there.

Thanks for the replyI have checked the zoning, and it is zoned for a fourplex. its on of the bigger lots, there is plenty of room.can you tell me more of what you did on your first deal?
