In my market at any time, I could probably find at least several active advertisements where someone is trying to scam people out of AT LEAST application fees perhaps by requiring they apply before seeing a unit or possibly even move-in money.

Along the way, I even met some like-minded folks who already are experienced in notes, construction, residential investing, and land.

Right now there is 1 active, and 1 pending.A DSCR loan, while it works great in certain situations, the interest is much higher.

The general partners are not active in the deal post closing, they are there only to advise when things go wrong.

As a MHP sponsor, we are actively using this strategy, so I will explain:When a property is purchased and a formal cost segregation study is performed, the entire portion of the property's value with a useful life of 20 years or less can be taken as a passive loss in the year the property is purchased.

Have you confirmed that it is or can be properly entitled to permit the project you have in mind?

With that in mind, I did my research and relocated out of California where I could do the above.....not saying you have to move, but many do.
