Id recommend you consider getting it listed while the odds are in your favor.

I met the Realtor later to look at a few other properties and got the listing of this house that I "lost out on", and the listing shows that it went on the MLS on 9/30. 

If someone is filling their vacancy in a week or two consistently then they probably are not listing at market rent.

Once you purchase your home, we manage the rehab and give you access to all of our on staff contractors/outside vendors, then we list the home for you.

There may not be any issue with that property but it could be a standard listing clause used by that bank, just in case there were any issues.
