Ok, so some investors encountered a situation where a seller was just about fully leveraged on a $500k home ($300k 1st montage + $180k 2nd mortgage).  

Most HELOC lenders will want a full credit package and charge a fee, basically they are going to fully re-underwrite the HELOC.

So, some of the most basic concepts/rules are never applied, because they were never understood.Without that understanding of those basics, it is almost impossible to make decisions...unless they fit into a nice package that is the same all the time.I see that here a lot. 

Wholesaler brought the deal to us, and we bought it as a package How did you finance this deal?

Is it possible to structure the deal to package the 2 duplexes together as a single 4-plex and get one loan on the property?

Has anyone seen new homes provide some type of lockable access for package delivery? 

Is there "instant equity" you're getting by buying 5 homes in one package?

I'm actually looking at some land locally that has a tiny home build package with it. 

OR even worst - our contractor figures out a way NOT to touch that wall and in 5 years we encounter the problem again but in a different area.

My first advice would be to find a good realtor and through them a great lender to help you figure out how best to you that $15K....make sure that you get the best loan package, etc.
