And these deals seem to be selling, often to out of state investors, as fast as the emails get sent out.How can so many investors be lining up to lose money when you only have to visit somewhere like this forum to know of the issues?

Their emails feel copy pasted, there are lots of spelling errors, terms seem too favorable, requirements are vague, etc...Does anyone have constructive advice on how to weed out potential lenders and investors or does anyone have any experience with a fraudulent investor/lender and wouldn't mind sharing their story?

I, personally, cant imagine what kind of property you get for $9300.

However, the language in the the first item and the email response does make it appear the seller would be handling at least that first item. 

Hi Guys and Gals,How would the other landlords handle a 24 month tenants who just a few months into the lease emailed you saying they want to brake the lease as they longer feel safe at the property.

It's amazing how quite literally a few pixels and an auto response email pat on the back create this tiny amount of electronic validation that is so encouraging to do more. 

You have to put together a Purchase & Sale Agreement, and a copy of the Will and whatever "proof" you may have, call a Title Company, set up Title and email copies of everything to them.
