I have my team enrolled in the following training programs:1) Cardone University (20 minutes a day)2) Acquisitions workshop with Biggerpockets own Sterling White- (1 hour a week we go through cold calling techniques with the VA by which improves their cold calling and handling objections through 13 weeks.3) We also have weekly staff meetings where we go over hurdles that they might have encountered during the week with potential sellers.

I plan to narrow down a neighborhood and cold call homes.

Even in the fall when it is too cold to swim.

I just second-guessed myself, because I had considered how it can get kind of cold in the winter months here in Sacramento - and so a carpeted bedroom would be more comfy. haha.

I decided that I will listen to cold calls between my team and potential apartments sellers. 

If you trust them then I'd be hard-pressed to argue with them. 

Get lists of property owners and cold call/email them to meet with you (this will get mostly no's, but a few yeses)
