My first investment property I'd like a Single-Family home where $300K I'm confident I'll be able to qualify for.  

I have two single family so far that I’m renting out.

Every single episode had little "gold nuggets" that will increase the "realestate niche IQ".

If not I’d likely still have a single 8 unit that made me enough to afford a small apartment for myself to live in some nowhere Texas town 

Since you’re selling half of an $800k property (assuming you net $800k after commissions and other selling costs.) then you need to buy a $400k+ property and you have to use every single dollar you get from the sale as a downpayment if you want to avoid all taxes. 

Matt we used it as a single solution..not registers or furnaces. 

I just don’t want to keep single family homes long term.

I drove by the property tonight and noticed a brand new vending machine installed on the sidewalk by the front door of one of the tenants.I know the property owner/manager didn’t approve of it, so it must be someone that works for the tenant that had it installed.The office building is a 225 foot long single story building with 3 tenants.

I had a bit of a mindset shift from the strictly business to the personal side after multiple conversations about how many wholesalers/investors are sending out their postcards etc to every single person in my market.

I have 3 rental single family properties in the Philippines and would like to continue investing in real estate here in Sydney.
