Then I'd be on the ready for her to loose it and catch it all on video - call cops or county health.Next, I think went letting out rooms there is some sort of addendum that says this is not a lease agreement and does not establish a landlord tenant arrangement, so on and so forth - so that when someone does not live up to say - maintaining a clean living environment - you could just change locks an not allow them further access to your house - naturally you would have to have their stuff packed and outside for them when they return to get it.

Even RV parks, campgrounds, storage facilities, as well as apartments need resident managers, preferably with handyman skills.  

Then you are not open to all pets yet not closing off the possibility altogether....So, for example, one small well behaved dog you may approve  (especially one that a previous landlord says was not a noise, damage or other problem) but a pack of loud unruly ones not so much...And you can refine some of what you are looking for in terms of size, behavior, numbers, breeds, ages (no puppies without house training for me, eg), even spaded/neutered (especially for male cats, etc), references (ie how the owner did with a pet in past places), etc... 

They do have a natural "gift" for protecting their pack/territory.

Is there a market for RV storage?  

As we were packing up to leave we found her original contract which stated that we'd have to pay the full amount back immediately if we rented it out as well.  

I emailed the various attorneys and the one who pulled a head of the pack is the one I chose.

We guess they were packing them in and kept hitting the light that was over the table.Air BnB came through big time.

The bottom line is that I'm giving up $20-$30 per month in rent during a renewal of lease, but in return, I'm keeping better tenants, plus my marketing/advertising costs are less due to the referrals, my vacancy costs (lost rent when trying to find a new tenant, which could be 1-2 month of no rental income) are less, my turnover costs when tenants move out (painting, cleaning, advertising, showing of apts, utility bills) are less .... so when you factor in everything, I actually net more money per unit than a landlord that raises their rent on their good tenants....if you want to be a good landlord, figure out ways to differentiate yourself, just don't follow the pack because everyone else does it.  

I understand there isn't a magic pill you can take to build six pack abs.
