Tenant stopped paying rent
I'm in south Florida, I've rented condo to a tenant with lease ending 9/30/16
Tenant didn't pay rent in Aug. I have 1 month as security deposit + last month rent.
Should proceed with eviction steps starting with 3 days notice ? Tenants didn't communicate any intention.
If I use tenant's security deposit to cover Aug rent what would be legal way of doing it?
What would I do tenant wont vacate the property by 9/30/16 when lease ends?

You should consult with an attorney to ensure everything is perfect. An attorney may offer you their PQ notice to use as well as guidelines and downloadable forms on their website. I'm going through an eviction now. I hung out at eviction court and collected attorney cards and also talked to clients. I emailed the various attorneys and the one who pulled a head of the pack is the one I chose. I based my decision on communication and responsiveness.
