 $50k deals aren't rare but aren't all of the place either in my market so I would be really careful about doing it and would run my numbers on a waste case scenario to make sure I am making good money.

Hi Neil,I would consult an attorney, or at least read the NJ Landlord Tenant Law: http://www.nj.gov/dca/divisions/codes/offices/land...My understanding of the laws in NJ is that you cannot remove a tenant, even if the lease is up, unless you have a valid reason.
