Agent tells me i need to get an inspection to determine, which costs $300..is that the only way to tell?

@John Casmon I was actually asking the real estate agent that I was going through the house with. 

Generate your own leads and then you have lots less competition and if you do have competition it's other investors and typically not first timers shopping with their agent.

My question is can I get a seller under contract when they are represented by a real estate agent?

Because I live near the border of West Virginia and Pennsylvania, I decided to become a licensed real estate agent in Ohio, Pennsylvania and West Virginia.  

After I feel like I learned the ins and out of being an agent I would like to invest in Mainly Flips and a few Rentals.

Along with being an Agent in the Kansas City area, I also work in the US Navy Reserves.

Working through an agent is difficult as they are on the market sometimes 3 days before we can go look at them.
