If you have piles of money or access to it, contact them directly--I'm sure their Master's program for real estate investing is useful, but don't subject yourself to 3 days of sales pitches and juvenile humor sprinkled with tiny bits of useful information for this.

Make your unit nice and charge a tiny bit under market and you'll drastically reduce the time you spend hunting for someone.Good luck!

Focus on quality and not just quantity.

We, the contractors don't need the number of quantity you need, it is the budget and level of finish (my mid grad could be at $120 and yours could be $40).

Too many think that "quantity", because of the volume, will generate those leads simply because there are so many...there has to be at least one "needle" in that stack of plenty.

As you branch away from close friends or relatives and toward those who know the value of their money, the cost often increases, but so does the quantity available from the more astute lenders.
