There Is No Method That Can Target Motivated Sellers! None!
If targeting the foreclosure, absentee owners, inheritance, divorce, or probate lists truly gets you motivated sellers, why then does it take you 3000+ mailers, texts, or cold calls to finally snag ONE lousy deal! You are NOT targeting motivated sellers. Wouldn’t you agree that it wouldn’t take you 3000 tries to get a contract signed if you were truly dealing with motivated sellers right? No list can get you motivated sellers. It is the dumbest thing I have ever heard!
Then why are you doing this? Well because your favorite YouTube influencer said so, and all the people on the biggerpockets podcast agree, and everyone else is doing this. They all said that this is how motivated sellers are found, right?
Let me put this into perspective for you…
Imagine standing in front of 1000 people that haven't eaten in 41 days, while holding up a juicy BLT chicken and tuna sandwich dripping in bacon fat, and say: “Who wants one?”.

How many of these starving people do you think will raise their hand?

Yup, Correct! ALL of them. 1000 people. 100% conversion rate.

WHY!

Well, because I approached the RIGHT audience, with the RIGHT Message, that’s why. You get a 100% conversion rate.

See, if you need to send 3000 mailers to get ONE contract signed, or if you have to make 300, 600, 1800 phone calls to get one deal, you are OBVIOUSLY NOT reaching motivated sellers!

To explain why and how this is (the way a NASA scientist would, through data), you need to consider the following.

My motivated sellers website ranks #1 on Google (and therefore) generating 100 to 200 leads every month, organically, no ads, free, where I don’t need to lift a finger for these highly motivated seller leads. Now, here is a rough run-down of the type of motivated seller leads I got this last month from my website: 1 absentee owner, 2 divorces, 1 job loss, and 1 death in the family. The rest of my leads (97% of my leads) HAD NO ISSUES!

This means that actually motivated sellers, are NOT people in foreclosure, experience a job loss, or have tax liens, because those are NOT the people that fill in my forms on my organically #1 ranking website. Your opinion on this does not matter! Data matters!

If you are spending money on marketing trying to reach people in foreclosure, job loss, probates or whatever, you are throwing money away! You are targeting the WRONG audience. Those are NOT the people that want to sell fast for cash! Those are NOT motivated sellers.

Motivated sellers are simply random people that don't want to deal with the uncertainties of selling the traditional way, or cleaning, or fixing anything, and are willing to accept a lower offer for that convenience. That is why no list can bring you motivated sellers. The power of DATA!

Everyone hates the Gurus, and everyone is angry at them because they scam and trick you into buying their products. But whose fault is that? Yours. You buy products based on how clever or funny their ad is, or how many followers they have instead of looking at what matters… their student’s results! Stop thinking that popularity, celebrity status, number of followers, or how funny, entertaining, clever, effects laden or cool an ad is,, that this somehow translates to how effective their system is. Are their students successful too, yes or no?

Success in this space is measured by your ability to find motivated sellers. The bad news is that there is no such thing as a system that can target motivated sellers. Does.NOT.exist. No matter what ANY guru says! I have proven this already. The ONLY way to find motivated sellers is by THEM find YOU!
You all really need to use your own logic common sense and intelligence if you have any chance to making it in this space. You CAN NOT FOLLOW SHEEP!!!
All I said here is not opinion.. this is fact backed up by solid actual data!
Hope this guides you on the right path and stop swallowing what all the gurus and youtube influencers tell you!

@Jerryll Noorden if direct mail doesn't work, then why is Amazon sending me post cards, texting me and calling me every day begging me to buy their products? Oh wait that is "used car warranty" people who are doing that. Amazon doesn't need to do those things, because when you have something that someone wants, they will look for you. In todays world, there is only one place people look, it is on the internet. More specifically they will search you out on Google and visit your website.
I would argue there is more risk when you are pushing your product/services on someone, because you will attract problems. Who is more likely to back out of a sale, someone who contacted you wanting to sell or someone you texted that said "sure give me an offer". Who is more motivated and more importantly committed?
There is also the reality that sending people post cards and unsolicited texts has a tendency to make people mad. How inspiring is it to wake up every day and piss people off? I am guessing the burn rate on wholesalers is huge. (Burn rate meaning burn out and quit rate).
I know people will say postcards work, bandit signs work, text messages work, phone calls work, door knocking works. Technically everything works if you contact enough people. I could advertise lipstick on BiggerPockets and someone would click on the link. That doesn't mean that BiggerPockets is the best place to advertise lipstick.
I like what @Joe Villeneuve said, looking for stacks of needles, instead of needles in a haystack. The other terms that come to mind are "shot gun approach" or "throw enough sh1t at the wall and see what sticks". These approaches are just working examples of working harder rather than working smarter. I see it all the time on BP where people say, "I listed a property for rent and have 50 showings lined up". That just tells me that you have 49 unqualified people you are wasting your time with. My last vacancy, I had one showing, one application and I got one amazing tenant out of it. My competition on Zillow was priced lower and had more contacts than me, yet still took two weeks longer to rent.
As far as people with 400K followers, they have learned how to attract followers, not how to give good advice. I say that because the best advice is often contrary to the "feel good advice". Followers are emotional, not logical. They follow people because they are pretty, tell you what you want to hear and they display a life style that you desire. The reality is that they are photoshopped, giving bad advice and their life style if is funded by followers, not by following their own advice.
