@Leo Vodovozov First thing is to find out what zoning district the parcel is in.

For multifamily apartments each unit is likely it's own zone and thus has it's own ductwork.

Good morning BP,I came across a duplex that is in a zone approve to build upto 12 units.

We have a 4-plex we were intending on STRing which gets us around the new C/S rules being its zoned R4.

The best part of about this (aside from the fact you will be living in a construction zone) is you will be increasing the value of the property and the cash flow, and likely be owner occupant for a year (especially if it is a 4 family). 

Another flag was that the applicant put his/her previous landlord's phone number as his/her own phone number even though he was in contact with me using a different phone number.Other potential red flags: - Applicant seemed to be very desperate and has texted that he/she "really needs this rental" (paraphrasing). - Applicant needed a lot of help figuring out how to get the application sent (will be moving from another state). - Applicant only provided one reference which he/she already listed as his/her supervisor at his/her current job. - And my gut is questioning whether the supervisor was legitimate or not.

Here's where some of those costs came from:Planning & Zoning: Get a comprehensive list of all the things that they will require from a new subdivision including requirements for garbage collection, curb-and-gutter, setbacks etc.

@John Underwood Last minute one-nighters are a big red flag, at least in our area.  

@Jacob George Lada I would recommend rebuilding as large of a multifamily property as you can for the zone with the money that you can.

I have a feeling you’re going to need it.you know those giant flags waving out in front of hwy truck stops etc.. this is one giant RED FLAG for this landlord  Oh Vey
