Tenant sent me a DocuSign document
My new tenant just emailed me a DocuSign document with pictures of the home and it’s condition as of the beginning of their tenancy.
This is the language on the introduction:
This report is to serve as a reference for the current condition of the property indicating; all current needs for update or repair, improvements that may be made by the landlord during the current tenants' occupancy.
I feel hesitant to sign this. I feel it implies that I’m going to make repairs that are entirely cosmetic. Has anyone else signed something like this?

Tenants don’t provide documents for the landlord to sign. It’s the other way around. I personally would not sign that.
It almost sounds like one part of it is trying to document the current condition of the property, which isn’t a bad thing but should have been done during your initial move-in walk through inspection with this new tenant. Did you do one?
Either way, there’s no way I would sign this form. Tenants don’t dictate what updates, repairs, or improvements will be done by the landlord during the tenant’s occupancy.
Good luck with this tenant. I have a feeling you’re going to need it.
