Talking with other business owners or other warehouse owners would be a good place to go. 

That is NOT between the PM and the tenant, it is between the three of you as the PM is acting on your behalf.You hire a PM to manage your property and while most of the time it is easy if they placed a good tenant, they are also responsible for handling the cases where it isn't as easy.I'd demand a list of expenses explaining where the deposit went as an owner you are entitled to that information. 

I am aware of the main differences and landscape but was just curious of the biggest operational challenges that owners/operators face in this space?

I'm leaning towards this deal rather than the one above, simply because all are TOH and public utilities, which eases my mind being more of a remote owner.
