What opportunities exist for you to increase your value in your skill sets and increase your income and/or decrease your expenses? 

Owning a property would mean living further away from the city, it would be hard to get any of my friends to live with me, so owning over renting would decrease my day to day experience.

I believe that we are going to see a downturn and that 'could' mean a rent decrease as well.  

I just sold a listing in San Jose last month above asking price when it was on market for 2 months and we actually we price increase rather than decrease. 

Fundamentally, I do not see a way the demand for rentals can decrease which in turn means I would not anticipate an increase in vacancy and rent drop.   

The Midwest offers some great returns and also will be less likely to see decreases in asset values if interest rates continue to rise.Be careful in your analysis and I wouldn't plan for a great deal of appreciation at least in the next couple of years.
