It will limit their ability to purchase their own home, thus limiting them to being renters for a good long time.

I have great support with my SDIRA company as well as my 401(k) company and so enjoying the ability to consult and work with each team - can never get enough help!

Their is no reason to sell unless you want to free up your ability to finance something else and you can't pay down other assets with cash on hand in order to get the new mortgage, etc.This is all from the little experience I have and what I plan to do the next few years.

If you clean up the park, fix up the junky homes, fix up and rent out the empty homes, and get rid of the bad elements, people will be willing to pay more.  

Most lenders know that something bad will happen - that's the nature of the biz - so they are usually not only looking at the deal and the ability to pay back the loan but also about the skills of the operator to get out of difficult times. 

Then the issue is probably that the contract prohibits an assignment and the LLC doesn't have the ability to fund the deal for a double close.  

What if the higher costs locally cause a significant delay in our ability to buy anything?

I understand that there is give and gake in this buisness but like i said im missing some cruicial elements of this system.

So far, you haven't really proved (here) your ability to find REAL "deals"!
