I need an Investment Realtor!

I'm looking to purchase my first BRRRR. I would like to start with a Duplex in the Philadelphia area. I want a realtor that has experience with investors. I don't want someone who will just send me a bunch of listings. I'm looking for something, not turnkey, but needs some cosmetic work. Paint, carpet, etc. Hopefully around the $120,000 area. (Of course that will depend on the work that is needed to rehab). A property that will cash flow well. Let's talk!

Hi Scott, just a bit of commentary. You're going to need to narrow down that search criteria a bit, an entire metropolitan area is quite broad, agents tend to have geographic niches that may only be one county, or even just a few towns within that county, any agent that tells you they can help you buy anything in any area in Philly is leading you astray. Also, just so you know, a new investor with a low budget who hasn't provided any detail as to their ability to get financing is not the typical client of top investor agents.
