Need to be careful with some long term NNN leases in this current inflationary environment as the asset price, and price of goods and labor increases leases where one cannot raise rent may face some challenges down the road.

The only thing you have to be strategic about is the PPP (prepayment penalties) You don't want to be tied to a rate for 5 years in a dropping environment when rates in the next 24 months will be lower than today.

The metro area is hard constrained on 3 sides (mexico, pacific, military base) and soft constrained (harsh environment) going east.
