Newbie Wholesaler Courses

Hello- 

I've been looking for courses to take on wholesaling after reading many books, watching different investors YouTube channels, listening to podcasts, etc. before I take the leap of putting together my first deal! Most of the investors I have spoken to that started with wholesaling have taken courses and recommended that I look into one. Unfortunately, most of the courses I have found are out of my price range (most are 3K+). If anyone has a course they took and can recommend I would truly appreciate it! Thanks!

There is enough information on these blogs to help you understand the basis of wholesaling. The moving parts are the same, its just your financial strength that changes your funnel. 

1. Learn how to underwrite deals in your neighborhood of choice (aka if a homes after repair value = X, how much will this home need to be purchased for in order for an investor to make money, then reduce that by a realistic number for your profit). Do that a bunch of times in your chosen neighborhood and you will begin to grasp an understanding of ARV, and what you might be able to get away with offering on the not so pretty homes in your neighborhood.

2. Once you understand the above, then you can do one of two things. A) drive for dollars. (you can google it or look it up here) B. Door knock (probably not in todays environment C. Depending on your finances, sending on letters. (this one is a commonly taught aspect for wholesalers and the competition is fierce with big groups like iBuyers, and other groups like New Western)

3. If you begin to develop relationships in the area you concentrate on you will eventually be someone they reach out to. This can take a year or more of consistent communication "touches" on your part, bringing them value of some sort to want to sell you their home. If you are a good wholesaler you are doing this to provide a service to someone. This is the reason you are making money. You are making their lives easier. There are a lot of emotions around selling a home, and some people just want to get out for a multitude of reasons. If you look at it as a way to make money by lying to someone, you will not last in that world. 

4. Once you have something of value under contract, finding someone willing to buy it is the easiest part. go to your local REI club and start building those relationships, but finding the deal Is the golden ticket, the rest is easy.

Im sure the courses go deeper but honestly these are the nutshell of the concepts. There are enough books, and content out there to learn without the Course.
