IRR is a tricky metric, I don't think it's particularly good to rely on solely.

I think even more importantly than this, if you're relying solely on secondhand area review sites you won't learn nearly as much as getting out and driving the areas that interest you.

Daniel - if you will need  financing  for this idea - you might ask you friend  what  sources  they  use for their projects ....there aren't  many traditional loan  sources  willing to make  investment  property acquisition/ construction loans 

It is a Federal Law that you can't refuse someone based on their source of income (which is often Section 8, either VASH or HCV).

Mind the source when dealing with DIFFERENT STATE LAWS.
