Also, if a place is for sale and has been used as a STR, the realtor too may have income expense statements for the last year or two.  

I was going to start contacting wholesalers in my area figured that would be a good place to start. 

Hey @Ryan Marble, it is something that you can do no problem, like the others have said.Regarding figuring out your return, take some time and look at all the listings that would be similar to what you are planning on AirBNB and VRBO.Look at their nightly rates, occupancy and amenities.

I was definitely ready to be in a single family after 3+ years house hacking. 2) Figure out what your investment goals are and this can help you make decisions.

I have been browsing many areas on Zillow to get a sense of sales vs rental.

At 250/mo I figure it pays for itself and is a selling factor.
