They are often very motivated sellers which is the important factor.Plus there are ways of educating them on the benefits of owner financing which increases their profits and benefits you as well.I don't see how this process takes up any much more time than dealing with a regular seller.

If you're looking just for cash flow rental income then you can make money in Detroit on section 8 (or regular tenants but higher risk of non payment since economy is not too well) but if you're looking for property appreciation I don't think you would want to invest in Detroit.
