Yea I agree with Ned,
Regardless of what you hear or see on someone's property package, is nothing but marketing materials. I'd double check everything even if I did multiple deals with the wholesaler.
You never want to be in the position of a bad deal and it being bad because you trusted someone elses numbers. That's a tough one to swallow
