Connecticut notice to quit?

Question

Anybody know if I can deliver this myself or if it has to go through the courts?  My tenants are clearly avoiding me at this point and I'm learning as I go and learning not to let it go any longer.  Already have a good real estate lawyer lined up if I need it.  Thanks.

I have been through evictions also.  What I learned from my first house that was in my name and to the point where my houses are in my LLC is this; if you own the house in your name you need to have it served by a Marshall, if you have the building in your LLC then you need to have a lawyer file the paperwork who has a Marshall do it.  I was pissed when I found out that I had to get a lawyer to do something that I was perfectly capable of doing, but the New Haven Court told me I had no choice once I put the house in the LLC name.  By the way I live in CT

Technically it has to be served by an indifferent person (obviously not you). It is best to use the marshal although it could be served by someone else. It should cost you 40-50 bucks. Use the marshal and and remember to count your days to quit properly or the housing clerk may make you restart even if the tenant doesn't pick up on it.

George Paiva, yes - I'm a member of CTREIA and attend fairly regularly. The best part, imho, is at the beginning when they do a lot of networking and have people in the room figure out who's from where and then meet up to exchange cards. There are also some very good vendors we've met. The monthyl speakers tend to be guru-heavy, but even still we've gotten a lot of good tips and have attended a few events that we found quite useful.

Any recommendations on a Lawyer to handle this? We are in a situation where we told the tenant we would not renew his lease, back in March. Our PM has finally just filed a notice to quit, for a month away from now.

Everything I’m reading states there is just a minimum of 3 days needed.

Anyone here have a similar situation ?

Connecticut notice to quit should be served by a Marshall.  Although for my first few I had a handyman serve it and fill out the return section.

If you use a Marshall you can just fax it to them and pay over the phone.  Saves mucho time driving over there!

Jason Arcuri - The four evictions I have gone through in the last couple of years went the whole way and I was actually glad it did because otherwise it wouldn't punish the tenant.  BTW, I grew up in Middlebury and graduated from Pomperaug in '92.

William D. - No not related to a judge.  I wish :).  Paiva = Portuguese and Pavia = Italian descents.  It must be the sign of the times.  I don't remember ever my parents having to do an eviction.  Only past 3 yrs I have been seeing a huge influx of evictions and stories of them in CT.  The last one was just this past Jan and I did notice not as many folks in court so I think the landlords have learned a few things after being burned over the past couple of years.  Meaning better screening, handling of tenants.

Any of you guys been to the CT REIA meetings?  I've only been to a few.

It is definitely nice to see the CT people on the website. I am currently going through 3 evictions right now. Checking the posts tonight makes me feel as though I am not alone in the struggle. One of the units I am doing an eviction on I was just notified that there are squatters in the unit in addition to the tenant. I now have to do a separate action naming a John and Jane Doe.

George, just out of curiosity, are you related to the Judge Pavia in Danbury? She is a great judge, only reason I am asking.

generally i offer between 500 and a 1000 for them to leave by end of weekend....i justwent through it 2 weeks ago.   however i did need to start the process with a lawyer. the deposit was 750 andthe lawyer told nee 90percent of the time it doesn't gothrough full process.
