much appreciate, I have decide to invest in Dayton as I have a few connection's in the era and numbers are looking better for my planned strategy - I'm aware of the difference's and will be doing my due diligence.if any of you have  a good investor friendly relator to recommend I will be very thankful.

Not sure if this applies to you but if you are planning on building lots of units it could be a natural fit. 

I happen to have 3 STRs that an investor that I am working with is planning on selling.  

As the new owner, showing them that you care about both the property and their experience as residents while they're living there, and building a solid rapport with them on the front end, it will pay so many dividends as you move forward.Hope this info helps a bit, and best of luck with the new property/tenants!

With things like the ONE Linden plan in Linden, which is a 50M plan to improve the neighborhood.

Depending on your market, property, amount of rehab required, and ARV, I also like to pay attention to your return in a whole number approach to make sure you see the return as worthy of your time.

That should allow you to avoid the "pay and stay" rule.

You can find a VA or a younger person to pay.

As long as everything goes according to plan, I'll be closing on that next week.
