With that said, I'm looking for something in the US that draws 200+ investors with a lot of experience and has great presenters and is not all a sales pitch.

You have no ability to make improvements to increase the value (and benefit as the owner); you can't deduct mortgage interest on your taxes as you don't hold the mortgage; and you can't own it while the value rises over time.

Hi Duane,That will definitely affect your DSCR as you'll be paying interest and amortizing the principal on the loan.

Many ideas sound like a great route to go down.
