So I'm now doing the comparison, tell me what the numbers look like on some of these MF units you guys have done or seen.Because if you say, it's cheaper to grab SFU, and I'm looking at my returns, I'm thinking why not just grab more SFU.

For properties held in LLC's, the LLC's information is kept in our secretary of state website accessible to the public so we will go in there to grab the email.

I don't know how the laws will play out but we do technically accept certified funds but no one ever takes the extra steps to go and grab a money order, pay the extra fee, then deliver it to my office.

For example wider doors, lack of steps, lower thresholds, safety rails, safety grab bars are all good.

Expenses:  I grab all the relevant info from the MLS (PITI), then manually add in utilities, pest, hot tub based on tribal knowledge and getting quotes.
