What would you do if your section 8 tenant broke windows?

I have 1 section 8 tenant that I inherited when purchasing my 4-unit property back in August. She is a lousy 25-year old girl who has her boyfriend over almost every single day. Last week, they got into an argument and they smashed 2 windows in the kitchen and 1 window in the living room. I had 2 other tenant in the complex call and complain that the couple was fighting.

When I called the section-8 tenant to find out what was happening, she made up an entire story about how someone broke in to her place and took all her belongings and smashed the windows. I am astonished at how nonchalantly she was lying.

I can evict her but then I lose money until she moves out and I would need to re-renovate the apartment completely including the windows. I know section-8 will not help.

What would you do BP Community?

Contact S8 about her damaging the unit. She may lose her voucher.

Evict her ASAP. Your losses on rent and renovation will be less than her continued damage and disruption.
