If I need 2 years to come up with that for whatever reason, I could do a LO, put 3% down ($15k) and then would only need an additional $85k at closing to satisfy the 20%.

But I think an actual check as a gift would be odd and crossing the line between professional and personal.The reason I'd opt for a nominal gift is because landlording is a "people" business and getting married is a major milestone in someone's life.
