There is a large group of local investors, real estate agents, and various contractors that meet in person the first Friday of each month.

the sellers (or their agent) is actively trying to sell the home for them.

You may need to hire a property manager, maintenance staff, and possibly a leasing agent to help handle the day-to-day operations of the building.
