I only listen to Biggerpockets podcast while driving now, and in my down time when I used to watch mindless television I am watching youtube videos, practicing running numbers, checking COMPS, and trying to prepare to the best of my ability to not come off like a complete and total amateur when I approach one of you lenders on here with a deal I firmly believe will be mutually beneficial.

@Gwen FyfeI agree with the other posters....do not buy Central Air and ask them if they want to be released....also....if the tenant walked through the property before moving in, they would have brought up to you that they don't see Central Air here, so where is it....so a small portion of it is on them.

Who knows, one day, it may make sense to sell off individual units and then you would have to do the paperwork all over again.An alternative approach would be to get control of 30 units (just over 50%), probably less.
