This clause allows the lender to demand full repayment of the loan if the property is transferred.

The bank may not allow you access to the house.

There are some institutions that allow you to use both W2s and Bank Statements to qualify if you hold a side business of some sort.

You get to charge the one tenant above-market rent (in exchange for them being allowed to sublet), the lender gets the one single lease that they know how to understand, everyone wins.

Assume they won’t go to court, and if they do you’ll win, and if you lose they’ll be allowed to move out as you’ve already offered.
