I'm primarily interested in the Buy & Hold, or Buy, Improve, & Hold strategies. 

I would be careful about bumping the rent to include these services; tenants can get real careless with water consumption if they are essentially getting all they want for a fixed price. 

The reverse is true for better areas.Another thing to consider is the attitude/expectations and upward mobility of tenants: Tenants in the very best areas may be "entitled" and expect a perfect unit and lots of improvements. 

I put 60k in improvements to the infrastructure to get a commercial tenant in there.

I would be interested in offering my services as an Interior Designer and/or estimator of rehabs, along with my extensive construction and supply contacts.  

Much of our data/lists actually comes from services that charge monthly fees for downloads, so I am currently not purchasing lists. 

It is an improvement to the propoerty, so it should be depreciated, over 27.5 years.  

We have a service master guy coming out to give us a scope of work, which may very quickly answer our question.  

And any improvement on how much less you have to pay on your mortgage is an improvement.  

A book that teaches you how to analyze the population of your target demographic in your city (is there enough of your chose demographic in your city that rents), and help you think of ways to improve your property to target this demographic?
