There is some nasty foreclosure/usury limitations being challenged in CA courts right now and the appeals are still pending.

California has a $800 minimum franchise tax per LLC per year (and it could be higher depending on gross receipts).LLCs allow for orderly transfer of wealth upon death through an operating agreement.

Everyone assumes it's easy...but a real painter will absolutely deliver a far superior product to what any homeowner can do.

I got deep into loan types and rules and became a lender =) Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
