You might be able to get your Realtor to do that - for a fee at first (maybe applicable toward closing costs/brokers fees when you actually close on the deal), maybe even for free once you have a relationship with them and have bought a property or 2 or 4 proving you actually do make moves and they're not spinning their wheels to do a video walk-through for you.

It is more efficient to have a few open at the same time if they have the same applicant pool, but even if you try to get them the same, they are going to start to naturally stagger as people leave before the lease is up.

It is always wiser to begin the eviction process immediately when tenants can not pay, You always have the option of withdrawing the application to evict if they leave but they rarely do.
