About a year later I joined the Navy and we moved out to California so we rented out to a school friend of my wife's, essentially stumbling into a rental property.

In November I submitted my shared-housing application to Chicago’s BACP, with the hopes using my basement unit as a short term rental unit (Airbnb, VRBO, FF, etc.). 

We have tried the add-ons like grocery delivery, tube rentals for rafting nearby, charcuterie boards, etc and have gotten ZERO interest.

I plan to save the rental income for reserves, screen tenants properly, buy in C+ to B class properties. 

It was not rented thru Airbnb or vrbo type thing, it was a private type rental. 

A great rental that also gives us a place to live.

The company that does my primary home insurance (and all of my other rentals-costs of those range in price), doesn't do mobile homes.

When I conduct the initial inspection, that's when I answer questions, look for unreported maintenance, see if there are any concerns, look at how they are maintaining the rental, etc.At the same time, this would be a great opportunity for you to explain your situation.

I’m considering it more and more but I feel I should stick with the area I’m familiar with and play it safe for my first rental.
