It will definitely take you more time of course to find properties, track down owners and then give your pitch.

I think you're going to have a tough time with this tenant, and you should focus on minimizing major damage until you can get him out.

So to be honest, when i first started out I thought the whole mentality thing wreaked of the charlatan/guru sales pitch that I originally shrugged at in real estate.

If Realtors aren't investors themselves they usually have minimal knowledge of the investing world.

I would like to put together a pitch book to show these investors. 

@Matt K.I would go to auctions to find/pitch to   those cash buyers for my off market finds when I get a good one. 

The repair was made with minimal damage.

I have a house in the 53214 neighborhood and values have still been minimal. 

Sales pitches aside, the line between those things has been blurry since the post-Recession regulations came into force.
