The "New Development Pitch" turned out to be a really good learning experience.

I do want to expand directly in my area and having more confidence when speaking to landlords but that just means my sales pitch still needs work. 

I have watched Youtube and Instagram video/pitches till Ive become cross eyed the last several months absorbing pitch after pitch after pitch and am asking for advice.

These guru's pitch get rick quick with no money down, so people "want to be investors" but fail to start because they had unrealistic expectations from day 1.  

The sales pitch may not be true (gasp.)

Just focusing on the passive income you want to achieve will leave you chasing cash flow which will have you buying properties in worse areas with harder tenancies that seem to cash flow better, but will have large cap ex.Any time someone asks a question about where to invest and it can be anywhere, they aren't ready to invest and are opening themselves up to every pitch in the world on an area.

Seems like there for a while I was getting a pitch a week or so. 

I’m looking for a local mentor that I can learn from and provide value to so any suggestions on how to find one and pitch myself would be great as well!
