For whatever it is worth, the mortgage industry ALREADY doesn't do general criminal background checks.

Even if it’s just letting me pick his brain about the industry in the area over the last 30+ years he’s been in.

Regarding qualifying for a conventional loan there are various possibilities especially if you have experience in the same industry.

If sites around your building have some gas stations, industrial, etc. then they might want to see a more recent phase one.
