Civil Unrest is a symptom of a failing government, because going back in history looking at failing governments Civil Unrest was ALWAYS in the mix because the "Gestalt Principle" no longer applies and the whole is no longer greater than the sum of its parts.

Anybody have a podcast they like and listen to where they talk about the overall economy/history/predictions/politics?

I don't feel that my criteria are outrageous - 650 fico, 2.5x to 3x income to rent (im in SoCal), no violent criminal history, verified rental history w/no major neg feedback from previous landlord.If any of you out there have some good tips regarding filtering applicants before they waste too much time, please share them - (how much qualification info do you put in your ads, do you reiterate this criteria in all of your communications to them, do you do pre-screening applications prior to seeing the units, etc etc etc).

@Stephen Bell There are too many variables: state, age of property, cost of property, prior claims history, etc.

As soon as i turned 18, I got come credit cards and worked them and got a good (short but good history) score (700's).

So 70% less repairs doesn't work they want 60-65% less repairs for more security.I don't know your history so I'm gonna assume you haven't wholesaled anything before.

Also, rental history plays a big part in the decision to rent to a person.
